Late May through the fall: what the wet season does to a drain line
The National Weather Service puts the median start of the wet season in central Florida at May 27, with the rains lasting about 142 days. Orlando, the nearest official station, averages 7.58 inches in June and 7.27 in July. Saturated ground sends water into the soil around buried sewer joints and cracks, and a line that ran fine in April can back up in a July downpour.
Before the rains settle in, find the cleanout cap in your yard and make sure it is not buried or cracked. Run water at the lowest tub or shower and watch how fast it drains. A slow drain in a dry week is the easiest time to clear a main, so call before the first storm instead of during it.
Lake Lily, Lake Catherine and the Victorian streets
The city traces its first deed to 1873 and its railroad to 1880. Houses along the Lake Lily and Lake Catherine corridor include the Wagner House from 1881, the O'Heir and Arch Houses from 1885, Chadburne Hall from 1890 and the Hill-Stone House from 1908. Maitland calls this a historical corridor, not a formal historic district.
Age tells you nothing certain about the pipes. Over 140 years of repairs, owners may have swapped sections, so a camera or an opened wall beats a guess. If you own an older house here, ask us to run a camera down the main before a remodel, and ask the city's permit staff before touching original structure.
Before we arrive in Maitland
Find the right shutoff
Water coming from a supply pipe stops at the main valve near the meter. Turn it clockwise. For a toilet or sink leak, the small oval handle under the fixture is faster.
Move valuables up
Lift rugs, electronics and cardboard boxes off the floor. Wet drywall starts to wick water up the wall within hours, so a few minutes of lifting now limits the damage.
Check the heater
A tank leaking at its base should have its cold supply valve closed and its power or gas control set to off. Do not touch a gas appliance that smells of gas. Leave and call 911.
Write down what you see
Note the time, the room and what you shut off. Take photos of the meter dial and the wet area so the plumber and your insurer both have a starting point.
A dispatcher answers the emergency line around the clock, including holidays, and can stay on while you work through these steps.
Dry spells, sandy soil and the Wymore Road sinkhole
On May 15, 2026, a hole opened on North Wymore Road near I-4 and Brightwater Circle. It first measured about 20 feet across and was later reported at 45 by 40 feet. Orange County Public Works repaved around 1,100 feet and reopened the road on July 2. The county told Spectrum News 13 that the aquifer, sandy soil and drought create conditions that favor sinkholes. The cause of that collapse was not stated.
The Florida Geological Survey says the whole state sits on carbonate rock that groundwater slowly dissolves. A leaking pipe can wash soil out from under a slab or yard. If you find a new dip in the lawn, a doorframe that has gone out of square or a floor crack that widens, call us to test the lines. Stay off any hole and call 911 if it is large.
Boil-water alerts and the mixed utilities inside the city line
A plant mechanical failure triggered a boil-water notice for all municipal customers on Sunday, February 1, 2026, lifted February 4 after two days of clean samples. The same cause prompted a notice on April 20, 2024, rescinded two days later. The city's 2026 alert said residents served by Casselberry, Winter Park or Orange County utilities were not covered.
So the first question after any notice is whose water you drink. Check the utility name on your bill. If the notice applies, run cold taps for a few minutes after it lifts, flush the ice maker line and replace the filter cartridges. The city's 2024 drinking water report lists no hardness figure, so test your own tap with a strip.
On any job here, the plumbing follows Florida's adopted version of the International Plumbing Code (IPC), and the city's permit staff are the authority that checks it.
Dommerich Hills: moving about 430 homes off septic
Dommerich Hills, in northeast Maitland beside a wetland and Lake Waumpi, was built in the 1960s with about 430 homes that each had two septic tanks. The city's sewer project connects them in phases. Phases 2 through 4 together cover about 340. Spectrum News 13 reported the owner fee at about $4,320, paid in one sum or over 10 years at 6.5% on the tax bill. We could not confirm the project's current status.
The city installs the main and a lateral stub toward each lot, and the owner reconnects the house. Maitland advises using certified and insured plumbing or septic companies for that work. Before the old tanks are abandoned, have them pumped, and ask us for a camera look at the house drain so the new connection is not made onto a cracked pipe.
Water heater swaps and what the permit counter asks
Maitland's published rules are specific here. A plumbing permit covers installing, repairing or replacing a water heater, and a like-for-like replacement in a single-family or duplex home can be handled over the counter.
- Call the city's permit specialists at (407) 539-6150 before the job, or confirm that the contractor will pull the permit.
- Ask to see the contractor's trade license, business tax receipt, liability insurance and workers' compensation coverage. The city requires them.
- A notice of commencement is required when a project's value is over $5,000.
- Keep the final inspection record. It matters when you sell or file an insurance claim.
- Verify the license on the state's lookup at myfloridalicense.com, which separates certified plumbing contractors from registered ones.
Jobs we get called to in Maitland
Tanks that leak at the base or run cold go to water heater replacement, and dripping ceilings start with finding the source before the drywall comes off. A slow main drain calls for drain cleaning, and a failed line from the meter to the house is handled through water service line repair. Our 24/7 dispatchers take every one of these after hours.
The city collects sewage in 39 lift stations and sends about 1.3 million gallons a day to Orlando's Iron Bridge plant or to the Swofford facility in Altamonte Springs. A lift-station failure is the city's, but a backup inside your house is probably on your side. Crews also cover Longwood and Casselberry.

Maitland plumbing questions
Yes. ZIP 32751 is the one street-delivery ZIP carrying the Maitland name, and it takes in City Hall on Independence Lane, the art and history museums on West Packwood Avenue and Lake Lily Park. The post office also lists Eatonville as an alternate name for it. ZIP 32794 is a PO box ZIP with no street delivery.
Yes. Any hour of the day or night, including weekends, the emergency line connects you to a dispatcher who sends a licensed plumber from Altamonte Springs. Planned work can often be done the same day when the schedule has room.
The city is in Orange County, even though it borders Seminole County cities like ours. ZIP 32751 reaches into a small part of Seminole County, which is why some address lookups show both. For permits and utilities, use the city of Maitland.
Yes. The city lists water heater replacement as a plumbing permit, and a like-for-like swap in a single-family home or duplex is an over-the-counter item. Call (407) 539-6150 to confirm details, or ask the contractor who pulls the permit.
The city brings the main and a lateral stub to your lot, then you hire a certified, insured plumbing or septic company to reconnect and abandon the tanks. Ask the city about the current fee and payment plan, because we could not confirm the latest numbers.
Water on the street is a call to your water utility, which for most addresses is the city of Maitland, and some are served by Casselberry, Winter Park or Orange County. If water is coming into your home, shut your main and call us.
The city's 2024 drinking water report has no hardness line, so we will not quote a number. Buy a test strip and check a cold tap. White scale on fixtures or a noisy tank heater element are signs to tell us about.
